These are the questions New Braunfels and Comal County homeowners ask most when they call. Each one starts with the answer.

The ceiling under the attic is sagging and dripping. Is it the water heater?

In a two-story house built here since the mid 1990s, almost always. Hard water from the aquifer corrodes the tank, and the drain pan under it overflows or was never piped out. Close the cold-water valve on top of the tank, stay out from under the sag, and read about water heater leak cleanup before anyone pokes a hole.

My hallway tile is warm and the water bill jumped. What is happening under the floor?

A hot-water line under the slab is leaking. The limestone and clay under Comal County shift enough to work on copper, and the water spreads sideways under the tile before anything looks wet. Shut off the water heater supply and read about slab leak water damage before any concrete is opened.

The Guadalupe came into the river house. Can I just hose out the mud?

River water is not mud you rinse out; it carries septic overflow, fuel, and farm runoff, and anything porous it touched comes out rather than dries. Wait for the power to be off, photograph everything, then call. River flood cleanup is a contaminated-water job from the first hour.

Water is standing in the kitchen right now. What do I do in the next ten minutes?

Close the main at the curb box or the garage wall, and flip the breaker for any outlet the water reached. Open the cabinet doors, move what you can carry, and photograph each wet room before anything goes outside. Then call and say what you see. Water extraction is the first step.

We mopped and ran fans all weekend. The floor looks fine. Are we done?

Probably not. Tile and laminate dry on top while grout, subfloor, and the bottom of the drywall hold water for weeks in this humidity. A moisture meter settles it in a few minutes. Structural drying is about readings, not appearance.

A pipe split in the attic during a freeze. How far did the water get?

Farther than the stain. Water from an attic line drops through the insulation, runs along the top of the ceiling drywall, and follows the studs to the slab. Burst pipe water damage work means metering every wall under the break, not just the ceiling that dripped.

There is a damp spot on the carpet with no pipe nearby. How do I find it?

A provider finds it with a moisture meter, a thermal camera, and, for a slab line, acoustic gear and a pressure test. The goal is one small opening in the right place. That is leak detection, and it comes before any repair.

My guests check into the river rental Friday. Can a crew work around a booking?

Tell us the dates when you call, and the provider will tell you what is realistic. Extraction and drying equipment can run several days, and a contaminated-water job keeps rooms closed. Most owners move or refund the booking rather than put guests in with air movers.

Is a brown ring on the ceiling just a paint job?

Treat it as a leak until someone has checked above it. The ring is the symptom, and the attic, the roof deck, or a bathroom drain is the source. Paint over a wet ceiling and the stain comes back through in a month. See ceiling water damage repair.

Will my homeowner policy cover this?

It depends on the cause and the policy, and only your adjuster can say. A tank that failed overnight or a freeze break is often treated as sudden and paid; a slab leak that ran for months or water from the river is often excluded, and river water needs a flood policy. The Texas Department of Insurance publishes plain-language guides on what residential policies typically cover. Document everything and keep the provider's readings.

Do I need a permit to fix the drywall and plumbing afterward?

Inside the New Braunfels city limits you need one for plumbing, electrical, and framing; drywall patching alone usually does not need one. In Bulverde, Garden Ridge, Schertz, and Cibolo each city runs its own desk, and in unincorporated Comal County the county engineer handles anything in a floodplain. Ask the provider who pulls what.

Our house is pier-and-beam in Comal Town. Does that change the job?

It changes where the crew looks. Water that goes through an old pine floor ends up under the house, where it soaks the joists and the dirt. The crew checks the crawl space, not just the floor, and drying there takes longer. The historic district rules near the Brauntex and the Plaza also shape what exterior work can be done.

How soon does mold start on wet drywall here?

Faster than in a dry climate. With Comal County summer humidity, damp drywall and insulation can start growing within days. That is why drying starts the same day the water is extracted and runs until the meter says the material is dry, not until it looks dry.

Who rebuilds the ceiling and floor once everything is dry?

Ask the provider before the drying ends. Some mitigation companies also do drywall, texture, paint, and flooring; others stop at dry and hand you a scope for a separate contractor. Knowing which kind you have avoids a gap between the fans leaving and the rebuild starting.
