The power came back on Wednesday afternoon after three days off, the house warmed up, and twenty minutes later water was pouring through the light fixture in the upstairs hallway. The line that froze in the attic on Monday night had been split the whole time, waiting for the thaw. The provider starts above the leak. In most Comal County two-stories the supply lines run through the attic, so the crew pulls back the insulation around the stain, finds the split, and marks everything the spray reached: the top plates of the walls below, the back of the ceiling drywall, and the insulation that is now a wet sponge. Then they come down a floor and meter every wall under the break, because water runs inside the stud bays all the way to the slab.

Wall drywall is cut to a line above the highest wet reading and the cavity dried open. Blown-in or batt insulation that got wet leaves. Hardwood that was wet for a few hours sometimes recovers under a drying mat; laminate does not. Cabinets and tile are judged by the meter. The hard part is finished with water extraction and structural drying; the plumber's repair is a separate line on the same job.
Winter Storm Uri held New Braunfels below freezing from February 14 to 19, 2021, with lows in the single digits, and knocked out power to much of the county for days. Attics here are built for heat, not cold: lines run uninsulated over the ceiling joists, and when the furnace stopped, the attic matched the outside temperature within hours. Pipes in exterior walls facing north, hose bibs on garage walls, and the lines to attic water heaters split by the thousands. Water pressure fell across the system as thousands of split lines ran at once.
